Wood Floor Restoration
Assess worn wood floors and choose suitable cleaning, restoration, or screen-and-recoat work for the existing finish.
Our cleaning coverage spans 24 Maryland communities. For this service, send the office your address and project details to confirm availability. The two county directories below show current provider listings and scheduling options.
The right scope for your home
Find out what your existing wood floor can become.
A dull or uneven-looking wood floor does not always need the same treatment. Surface buildup, worn finish, and deeper damage require different decisions. We start with the current condition and finish history, then discuss cleaning, restoration, and screen-and-recoat options suited to the floor.
Photos and the names of products previously applied help the assessment. Where the condition is uncertain, the office may scope a test area before recommending broader work. The appropriate method and expected result are confirmed from the floor itself.

What we can help with
- Wood floor condition and finish assessment
- Wood floor cleaning, restoration, and screen-and-recoat options
- Review of previous coatings and maintenance products
- Room access, furniture clearance, and finish-care planning
- Maintenance plans for residential and commercial wood floors
The office confirms the wood, finish condition, and suitable restoration method. Other hard-floor surfaces have a separate floor-care guide. Tile installation, carpet cleaning, and upholstery cleaning are not offered.
Planning the work
Distinguish surface buildup from a worn finish
A cloudy or dull wood floor can reflect residue, surface wear, or deeper damage. Those conditions should not all receive the same treatment. Tell the office about the floor type, finish history, and cleaning or polishing products used. Photographs of traffic lanes, edges, and affected areas help begin the assessment.
Cleaning and screen-and-recoat work have different purposes from sanding to bare wood. The existing finish, contamination, and depth of wear determine whether a proposed method is suitable. Where there is uncertainty, an agreed test area can help establish appearance and compatibility before a larger area is treated.
Before the visit
Furniture clearance, transitions, room access, and drying or cure time need to be included in the plan. The office confirms the selected method and expected result from the actual floor. Deep scratches, missing finish, moisture damage, or a failed coating may require a different scope from a straightforward refresh.
After the work
Follow the care directions for the confirmed finish system and discuss when rugs, furniture, and normal traffic can return. Maintenance products should be compatible with the surface. Other hard-floor services, including tile and grout cleaning, can be arranged separately; tile installation and carpet or upholstery cleaning are not offered.
Working with tile, grout, stone, or another hard-floor surface? See hard-floor care, stripping, waxing, and buffing for that separate scope.
Your next step
Arrange the work through the office.
Send the service details and your location. The office confirms the scope, suitable provider or crew, pricing, and scheduling. A request for an estimate does not reserve an appointment.

Clear answers
Before you arrange service
Is screening and recoating the same as sanding to bare wood?
No. These are different scopes. The office assesses the existing floor and finish before determining whether a screen-and-recoat approach is appropriate or whether the project needs a different plan.
Do you also care for other hard floors?
Yes. Our hard-floor care page covers stripping, waxing, buffing, and tile and grout cleaning. We do not install tile or offer carpet and upholstery cleaning.
How is the estimate worked out?
The office reviews the size, condition, access, materials, and work you want completed. Photos help with the initial discussion; a walkthrough may be needed. Scope and pricing are agreed before work begins.
How do I arrange this work?
Contact the office with your location, the work needed, photos if available, and your preferred timing. The office confirms the scope, appropriate provider or crew, price, and schedule.
